Located on the corner of Ralph Street and Shirley Street in the inner-city suburb of Alexandria, Clarion by Milligan Group and MNi Group is a bespoke 7-storey boutique development with 18 penthouse style 3-bedroom apartments and ground foor retail that responds to the light industrial character of the area while providing a strong and dynamic architectural design that holds the corner site.

Clarion’s aim is to set a new benchmark of understated luxury and bespoke design in the area. Designed by SJB, the building features an iconic, scalloped, concrete façade with punched style openings which re􀀁ects Alexandria’s unique industrial heritage. The architecture accentuates the building’s green outlook and emphasises its relationship to open space. Each residence is crafted with a level of detail only normally found in single homes and result is that every home has the attributes of a penthouse.

Key challenges included:

  • Exposed off-form concrete ceilings which were resolved by careful planning of layouts, positioning of fixtures, coordination of post-tensioning with cast-in services and creative structural design.
  • A fire engineered solution for the main stairway lobbies, achieved through careful selection of materials, fire doors and positioning of electrical and mechanical services, as well as dimensions of the façade to manage any discharge of smoke.
  • The delicate fluting in the pre-cast façade which was resolved by a custom profile created by a pre-cast contractor.

Clarion has seen a strong response from its target audience of owner occupiers. The building’s design ensured a strong point of difference in the crowded, cookie cutter inner west apartment space. Feedback has been that there is nothing like it in the market and the quality of amenities and finishes is unrivalled.

The sale price points for the apartments average at $16,500psm and penthouses average at $22,000psm. The development was completed on 1 April 2021.

Judges Comments

The judging panel congratulates the developers for their single-minded focus on producing a product that eschews the standard broad market approach and appeals instead to the top end of the South Sydney market while delivering great value.

Clarion comprises 18 x 3-bedroom apartments with exquisite interior and exterior detailing. The façade reflects the industrial heritage of the area. The site layout cleverly integrates retail and at grade parking, and externalises fire stairs, circulation and services, optimising site efficiency while providing an enhanced experience.

The apartments and roof top terraces incorporate a myriad of clever features with quality detailing which will serve residents well for many years to come. Clarion is a worthy winner of the award for excellence in medium density development.
