The Royce is a unique collaboration between Tulich and Panthers Penrith Your World of Entertainment, providing Western Sydney with a premium retirement and aged care community adjacent to the existing Panthers Penrith entertainment precinct. Stage 1 of the development was completed in August 2019, encompassing 49 Independent Living Units, a 128 bed Residential Aged Care Facility, Café, Beauty Salon, Library and Concierge, with the second stage complete June 2020 with an additional 81 Independent Living Units all positioned around beautifully landscaped terraces and courtyard gardens.

Calderflower were engaged by Tulich to redesign an existing design that was unable to progress through the DA process. Calderflower completely re-worked the planning and the overall proposal and worked with the Penrith Council and their Urban Design panel. The improved articulation of the building form and mass was managed by providing breaks in the building height and creating roof terraces and gardens. The breaks also bring sunlight into the central courtyard from all times of the day. A revised palette of materials was also proposed and the development was well supported by the panel to grant planning approval.

To combat complications that arise from building a Residential Aged Care Facility over Independent Living Units, the entire level one floor was raised to manage the transfer of services. The brief also included the ability to futureproof the development and the structure was designed and sized to take an additional two floor levels if required.

Calderflower worked closely with the structural engineer and landscape architect to manage the flood constraint and requirement for the ground floor level to be 1m above the ground level.

The judges were very impressed with many aspects of this development, including the high standard of facilities and services. The judges were particularly impressed with the strong connection to the local community. The inclusion of such a high standard restaurant that is used by the community was very impressive. The judges were also very impressed with the design and landscaping of the open spaces. The judges also noted the attention to detail in many aspects of the development.
